[00:00:00] Speaker 1: Well, another disaster just unfolded late yesterday in Australia. Reuters reported that one of Australia's leading data center operators, Next DC, saw its shares collapse almost 42%. About $3 billion Australian dollars of shareholder wealth was destroyed. It was the worst day for trading for this company since it listed back in 2010. Here's what makes this story, I think, so significant. It doesn't just apply to one data center operator in Australia. This is what we're going to be confronting, folks. And they weren't a speculative startup company. They were established, publicly traded data center operator, lots of customers, signed contracts, billions of dollars committed to infrastructure expansion. They develop and operate the facilities that house the equipment, the supply power, provide cooling, and connect customers to critical digital infrastructure. The problem arose at Next DC's M3 Melbourne data center. The company was building the facilities necessary to deliver additional customer capacity, but it needed electricity network upgrades to supply the required power. So the network, electricity network provider abruptly suspended portions of the work over, what I understand is community opposition and some other factors. And now the next major increase in power supply, according to the story, isn't expected until sometime in fiscal year 2028. Analysts are now warning that the combination of delayed power and planning approvals could push the final stages of the M3 project back by several years. Think about the consequences of that. You've got customers expecting capacity. You have infrastructure investments already underway, financing commitments, construction schedules to meet. And the revenue you expected to collect is therefore not coming. And suddenly the company has been forced now, it says, to slash its revenue forecasts, cut its earnings projections, and put new development projects completely on hold. Because one utility provider decided, for whatever reason, to suspend the expansion of its upgrade. Because it can't get electricity it needs to deliver when it's already sold. So as we watch companies around the world commit hundreds of billions of dollars to this artificial intelligence infrastructure, building massive data centers, ordering expensive computing equipment, borrowing enormous sums, and promising investors' huge future returns. There's just one problem here, folks. You cannot operate a data center without electricity. And in Australia, that seemingly obvious reality just destroyed approximately $3 billion in market capitalization. Until this week, NextDC's growth story looked pretty amazing. In August, they told investors they expected fiscal 2027 net revenue between $615 million and $640 million Australian dollars. They represented an anticipated growth of more than 50%. It's underlying EBITDA earnings before interest tax depreciation and amortization was projected between $385 million and $410 million dollars. Then came today's, or yesterday's announcement. NextDC slashed, immediately slashed its revenue forecast to $475 to $500 million dollars. And approximately $140 million dollars of contracted customer revenue is now deferred indefinitely. But the earnings reductions were even more dramatic. Underlying EBITDA guidance fell down between $245 and $265 million dollars. Just from one announcement and investors responded, like I said, wiping out nearly 42% of the company's market value in a single trading session. And the company's response shows just how serious this is. So it needs to be taken as a learning, as a lesson for all the data center operators around, not just the United States, but the world for that matter. NextDC announced that all new development projects and land acquisitions are being placed on hold for the foreseeable future. Not just delayed, on hold for the foreseeable future. The company's redirecting capital, it says, toward capacity already contracted by customers and projects approaching completion. And management's evaluating the potential sale of selected development sites. Again, just two months ago, the management was discussing enormous growth opportunities and a record development pipeline. Now it's reviewing all of their spending commitments and considering selling off land. This fiscal 2027 CapEx forecast has been reduced from between $5.25 and $5.75 billion Australian dollars down to between $4.5 and $5 billion dollars. And their revised forecast includes approximately $230 million of capitalized interest that wasn't included in the earlier guidance. So this story is a brutal reminder of what happens when enormous infrastructure investments depend on revenue arriving according to a very specific timetable. Because the debt doesn't simply disappear, because the debt doesn't simply disappear when the revenue gets delayed, understand that. Shareholders will not wait, as we're seeing with this company, additional years, several more years for the earnings that they were promised. And that's why this market reaction, I think, was so violent. Investors were suddenly forced to reconsider how much they should pay today for earnings that may not materialize now until years later, if ever. This is where I want to connect the story about NextDC's issue to the larger AI infrastructure story. We've been covering the enormous capital expenditures being made throughout the industry right now. Companies borrowing billions of dollars to build facilities. Technology giants committing huge amounts of money to computing infrastructure. Data center developers acquiring land, securing financing, and announcing ambitious, huge expansion plans. But what happens if the electricity grid cannot keep up? What happens when local communities oppose new transmission lines or connectivity? What happens when regulatory approvals, for whatever reason, take years longer than anticipated? And what happens when a company has already committed enormous amounts of capital before discovering that the infrastructure necessary to generate those revenues will not be available on the anticipated schedule? So NextDC, I had shareholders just got served up a very expensive lesson. We're seeing just how destructive electricity infrastructure risk can become in real time. One of the most revealing details in their recent history, NextDC's recent history, is the company had reported a forward order book of 565 megawatts. It represents substantial contracted demand for future capacity. But again, a signed contract and a functioning revenue-producing data center are two totally different things. The contract may establish a demand for purposes of their paper, but it does not guarantee electricity, electrical grid, construction process, or the regulatory system will fall in line and cooperate. And that's the vulnerability we're now seeing with NextDC. A 42% stock price drop in a single session tells you just how quickly investor confidence will evaporate when these financial assumptions change or get delayed. I'll keep covering this.
