Dennis Conklin, 4581 Northwest 6th Court. I had two requests, the usual. In redeveloping the Plantation General Hospital site, I ask that you approve only a three-story building, if possible. And request number two, with a future demolition of old Plantation General Hospital, and the likelihood that the redevelopment would be affordable housing, kindly consider the following. What we have seen in the current affordable housing redevelopment and plantation midtown development district is that this model is not really affordable. When using the rule of not budgeting more than 25% of take-home pay for housing in order for persons or families to financially succeed in owning a home with a 15-year fixed mortgage rate, while being able to invest for their retirement, or to pay for children's college, and also to be charitable, the financial numbers and the backup material for the affordable housing planned in the midtown rent were as follows. If $3,325 per month is equal to 25% of families' take-home pay, a family would have to have a monthly take-home pay of $13,300 to pay the rent. That means an annual pay, take-home pay, of $159,600 a year, not affordable. If they go for the ownership in that district because of the HOA, it requires $5,185 a month. If that's equal to 25% of a take-home pay, a family's take-home pay would have to be $20,740 a month or $248,880 a year. This is the definition that's not affordable. So particularly on the east side, what's happening along State Road 7, because it's a bus corridor, we're likely going to get housing in place of the hospital.
