at 42:52And it's a tough it's tough because the amount of income that you receive on that is going to is and the and the cost of construction, it creates a very narrow gap of opportunity there where there's not a lot of incentive for developer to go in there, especially if it's going to be, you know, a forever requirement as opposed to a 10 year requirement or 20 year requirement.
at 43:24You know, we're trying to we're we definitely would love to see more new construction that allows for a lower income housing that gives people a hand up trying to get their, you know, college kids who come out of college and want to come back to Fort Lauderdale.
at 12:20I think it's a benefit because having represented a lot of prospective commercial tenants and, you know, they signed leases saying, and this has to be used for a specific purpose.
at 12:39So to now give them an opportunity to say to a landlord, hey, I need to get a certificate of use before you can charge me $1 of rent to make sure that the use that you said I can do can actually be done there is a benefit to a tenant.
