And I'd like to call the meeting to order. The Board of Adjustment and Appeal is a quasi-judicial body, and certain procedures must be followed by the board and persons appearing before it. The purpose of this meeting is to provide applicants the opportunity to present cases for review by the Board of Adjustment and Appeal. Although this particular meeting, we're going to be reviewing minutes and selecting board members. The BAA is responsible to determine if any such applications comply with city regulations. This meeting is open to the public, and all persons present for this hearing have a right to voice their views regarding the application being considered by the board. If the competent and substantial evidence before the board does not meet the necessary standards set out in the code, the BAA has no recourse but to deny the request. The decisions made by the board are final and may only be appealed to a court. When the board votes to approve or deny the application, the vote of the board is the rendition of an order on the application. It is the responsibility of the parties to create and preserve a transcript of these proceedings. At this point in time, I am going to, we do have a full board present, enough for a quorum, and we're going to proceed with the first item on the agenda, which is the minutes from the prior meeting of September 17, 2025. We bought a home here in Dunedin in 2020. It is our dream home and our forever home. And we are very concerned about our town and our town remaining a small community. And a lovely coastal community. We, I am concerned about people, developers, residents, whoever it might be, coming in and doing things to our town that takes away from the beautification of the town. I am interested in people maintaining their, their yards, their property, and keeping things safe and crime-free in this town. As one who's worked in this before, I'm interested in the board of the adjustments, appeals, hardships. I understand the food truck thing. I have also in my life worked in food service. So anything like that, I'm very interested in. I'm also interested in planning and the future of our community. And I'd like to keep it like a great community and a great place to live as we live in our dream home. And I plan to live here until I'm no longer here. Thank you very much. To be clear, what we do on this board is we are in, we determine compliance with the existing codes. And so if there is a variance that's requested of us, we then look to the staff to give us guidance and then make a decision amongst us in terms of how it meets the code, the application, and then rule upon it from there. I'm here in the spirit of service. It may sound like kind of a simple thing, but I just moved to Dunedin in January. I come from Chicago, Illinois, born and raised, and spent my entire professional career there until last year, and I retired. And I moved here. I'm very excited. Last time I was in this room was several weeks ago at the State of the City Address. It was a wonderful presentation. Really put on well. I need some things to do to occupy my time, no doubt about it. I play a lot of golf up at the Dunedin Golf Club. But I got the solicitation. The reason I showed up here is through the website. You know, it's a communication. It said, openings, you want to be of service. The mayor stood right here and said, join boards and committees, participate in the community. So that's really what brings me here. Here, this board, as I understand it, and I've read the description, I spent 45 years as a trial lawyer. So I do understand dispute resolution issues. More importantly, identifying what the issues are, if there's a petitioner and a respondent or a plaintiff and a defendant and all that. Understand the issues. Listen carefully to both sides. And see if, as I see things here, the process was properly applied, you know, to the petitioner, let's say, a license or a permit or whatnot. Was the process afforded the individual or the company? And did they get a fair hearing? And if they didn't get a result they were looking for, it's my understanding, then they come here. That's what I understand. And the board makes some kind of recommendation, I believe. Not a binding, but it goes up the chain of command. So among all the various boards that I saw, environmental, all these, there's eight of them or ten of them, I said, well, that's something I think I have education, training, and experience. And this would be something that might be useful to this process. And that's it. But I got a notice at 11 o'clock today, and it shows how available I am, that there was a meeting today at 3 p.m. And I was not expecting that. It was perfectly fine. I said, yeah, sure, I can be there. And here I am. So if I can be, I did fill out the application online. I understand there's a requirement to attend a meeting, and that's exactly where I'm at. I'm really excited to be in town. I live on Piner's Road, Piner's Village, if you're familiar with that, village next to the high school. And I got my Florida driver's license, license plate, voter registration, joined the American Legion, transferred my American Legion membership from Illinois down to here. So I'm digging in. Just to clarify for you, the decisions of this board are actually binding, and then they go to the court in order for it to be a further decision. They can be appealed.
