whenever you're ready staff hi staff lisa zelk with the planning and zoning department senior planner and this is crossroads residential pp25-0011 just a little bit of background you guys saw this twice or once before two different applications for the land use plan amendment and for the rezoning so the land use plan amendment has not been adopted yet it's still going through the process at the county but the land use will be changing from opp to opp medium residential 16 units per acre all within a dashed line and the zoning district is going to change from opp not opp use land use office park land use opp zony district and they'll be changing from opp to b7q to allow for the residential use so now they're before us with their site plan landscape plan and elevations okay so they're coming in for a consideration for a site plan landscape and elevations conditional use approval to allow for the residential use in a b7q and they're also asking for six zoning waivers and one landscape waiver okay here's the location is right here on the north side of peters road oops north side of peters road between university drive and peters and pine island okay the owner is plantation crossroads one and two the applicant is marco utter with the styles corporation uh the size is not correct it is 15 and a half acres so i apologize for that uh the current zoning which we just went through and then the future zoning is b7q there are two existing office buildings on um the site along with surface parking to accommodate those uses okay here's the aerial map and you'll see whoops yeah we get this okay so we've got the royal palm office park over here we've got the crossroads office park here this is la quinta and they have the anley um apartment complex the ellsworth temple colomy and here's the apartment complex here and then cornerstone office park okay the public notification boundary is in purple and there were 22 property owners notified okay so the b7q is in our planned community development district which has two different types of zoning districts the planned residential district and the planned commercial district which is b7q so staff does make the findings that the conditional use approval and the uh site plan that's on the table right now does meet the requirements that are listed in section 27-92 which requires for an orderly and creative arrangement of all the land uses and the aesthetic qualities of the planned community development and is in harmony with the surrounding development which we also have several apartment buildings in the vicinity in a type of a mixed use area and the project is located near um arterials and majors roadways okay so we are also feel that it is compatible with the surrounding area okay and they also have the open space requirement that is required for a residential pcd okay so the applicant request for the site plan elevation and landscape plan and the conditional use approval for the multi-family use okay for the conditional use criteria the staff feels that they have met all of these eight criteria for the conditional use okay except for the public infrastructure which they're working with our utilities department to accommodate okay here is the site plan on top of the aerial so you'll see here is the building with the seven story eight story building with the seven story parking garage they're also proposing over in the west portion of the parking lot some parking lot changes to change the traffic flow of that area and there's also right here is a bank teller drive-through that they're removing to accommodate a retention lake or pond here is on top of the aerial and you can i'm sorry to interrupt go ahead um can you clarify yes is the dash line that i'm seeing around this the actual dimensions of the dash line zoning no do we have a map with that potential dash line zone on it i i think no we don't i mean we do in the plans but it's going to go kind of like right the dash line is going to be the whole parcel right here and then the rezoning is going to be a different size which is going to be right the line for the rezoning sorry i'm getting used to this that's all right it's going to be right here along here and i think approximately here is where it kind of comes down south to this property line here yeah it's on the backup but it's not in the it's not in the powerpoint all right thank you okay oh so this is where we were coming but here is the bank teller that is going to be coming down that's not in use currently okay the elevations just kind of here is what's the elevations that's going to be facing peter's road you kind of see here at the bottom where it says one is just kind of the entire length and these right this like a tower element here is closer to the road as you can see as it is right down here and then the kind of recessed so it's not as flat as what it's looking like right now you can just kind of imagining them coming out here is the side facing uh la quinta the quinta hotel which is right over here so this portion right here is this number six this middle portion is the number number three which is kind of facing peter's road a little bit and then the left is going to be facing the internal roadway system where the light is okay and this is facing the office buildings to the north this will be facing um to the west for the surface parking lot is okay here is the color scheme and we have the board over here if you guys want to see up close personal of the uh materials okay the parking table is requiring 789 spaces and that is with a discount for five percent discount for the uh proximity to a transit stop and a five percent discount for bike storage they are proposing 632 parking spaces which is 157 space deficit here's the landscape plan which is on two sheets this is just the residential uh parcel and then here is where we have the um kind of not showing all the way but it's this is where the modifications are to the existing surface parking lot okay the floor plans just going to go through these real quick they're having 16 studios there's only one type they have six types of uh one bedrooms those are the six and here's the two bedrooms they've got six types of the two bedrooms as well and the three bedrooms they have 52 only one type for so trip generation per the um the traffic study it will have 100 1785 daily new trips and as stated on the slide it'll have 157 new a.m or morning peak hour trips and 150 uh evening peak hour trips they're also proposing a um sidewalk so this is the right here is the property line their eastern property line on the edge this is la quinta hotel and there right now there is not a sidewalk and they're proposing to do the sidewalk connection going all the way over to the amly going south down to the peters road to make that connection to the public right away okay here is the slide showing where the two bus stops are they've also are in um coordinating with the engineering department for a donation of 1500 158 630 to implement improvements at the intersection of southwest 6th street and 78th avenue which are on the next slide could you i'm sorry yeah back up can now two yeah got it is that an accurate accurate placement of the property relative to peters road i think this is a visual from the traffic study but uh the city engineers here she might be able to and the reason for my question is because as i i don't think so okay yeah i don't i don't think so either so no it's not it's not even it's not even remotely close look at the proximity of this sidewalk that you're going to have in front of the building to just like over here we used to have the royal palm office building that's right there on the the upper upper left corner that's you guys have a whole bunch of surface parking in the in between that yeah yeah okay thank you okay sorry about that that's okay okay so next again and here's where the improvement the money the improvements are going to be at southwest 6th street and 78th avenue they're going to uh proposing to do a roundabout instead of the four-way stop that's right there okay and here's another part of the traffic study recommendations was that the applicant work with pcted to um the signal optimization at the center section at peters road in pine island and peters road and university and then these are the improvements that the applicant has agreed to as well if you'd like me to go through them i can do we know how many uh what the number on bicycle storage is going to be okay yeah yeah okay so here okay just explaining where the transit development plan enhancements for the district are going the revenues are going um and talking about the multimodal plan okay for the zoning waivers again as we talked about early for the parking they're proposing 632 spaces with 789 provided and this is where the locations showing it where the bus stops are here and there is a room inside the parking garage approximately in that location of for bike storage which is right here right there they're also requesting a code or a waiver from the code which may be changing so this waiver may be dropping off if the code gets adopted before this goes to city council they're asking for 24 uh foot wide drive aisles instead of the required 25 so this may fall off by the time that gets to council okay for the loading zones the purple area right here is where they're proposing two loading zones instead of eight based on code and then here is their depictions we've got one here is 12 by 35 and one that is 10 by 25 okay the next is for unit size for 16 studio apartments being 487 square feet instead of 600 and 22 one bedrooms being at 612 square feet instead of 750. there's another waiver for a 40-foot buffer along peters road that needs a 40-foot buffer requirement along peters road and they're um just it needs to be unencumbered by buildings they are in three areas roughly um kind of inching into it but not by very much the remainder the the integrity i think of the buffer is being maintained they're just asking for these three little areas here at 34 36 and 33. and the last zoning waiver is going to be about the setbacks they have them here and here to be 12 and a half feet on the north and i think 22 feet on the right and then on the south they're going to be 33.4 feet right there at that corner on the right and then on the west we're going to be at 27 feet to the building okay landscape waiver is for the landscape pedestrian zones and i believe on the east facade the narrowest portion of the landscape pedestrian zone is five feet okay the applicant did have a community meeting last week on august 11th they did have one person from the public from green companies in attendance and we did receive one e-comment online um i believe i'm hoping that we gave you guys copies of what the comment was okay besides that there are no code violations on the property okay staff analysis we find that it meets um it is compatible with the basic um development development patterns and zoning districts of the area we believe it's compliant with the comprehensive plan and staff is believe it's with the waivers will be consistent with the zoning code and it meets the site plan development plans we've met the notice requirements and the conditional use criteria and the practical difficulty waivers okay and we're requesting approval so do you guys have any questions thank you does anybody have any questions for staff at this point max yeah i have i have two kind of broader questions the first is um and i don't know if my mic is working properly i can't really hear the uh yeah i'm kind of in the same boat but if i blow really hard i can if i'm closer yeah closer yeah um so my question is about the loading zones first okay um not for this project specifically but because i'm noticing a pattern in like every multi-family project where we're requiring like six to eight loading zones but they're always providing like two they're from what i've understood stand from other developers and i'm sure john and margot can you can you know expand on this is what we've been told is that they have some type of management program where they're the schedule to move in so they don't really need to have as many as what our code is actually requiring so far we haven't gotten any complaints with the one or two that are being provided and i can't remember if we were if we addressed loading zones in the uh the recent zoning ordinance that is going to go back to city council but is that something that we're looking at i don't know okay here he comes good evening uh for the record dan holmes planning zoning economic development director we are addressing uh loading zones in the in the parking uh ordinance that we're working on so we're aware we think that as i said most of the standards that we have uh relating there to parking very old you know 70s 80s stuff and we know that things have changed now technology has changed the way that people kind of operate move around and so our code kind of needs to catch up with the with the times are we also going to be amending it in the other zoning districts like npm and we're going to look at it throughout yes okay my next question just to make sure that i understand this properly the the work that they need to do with the utilities department it's the same pipe on peters as the last project that we just saw right for what water's edge right yeah yeah i believe so okay or somewhere in the similar area yes and i think it was said last time that it's going to be some sort of cost sharing agreement between them all all the developers from what i've understood okay yeah but john can probably give you more details on that okay okay and my last question for staff is um the contributions to for the uh multimodal master plan projects that are in the vicinity what's the schedule of when those contributions are made and is the developer going to be building that or hiring the contractor or is the city going to be doing the construction uh this particular project oh for the record samira shaland the city engineer this particular project uh will be um split funded between the midtown um tax district and the two developers the waters edge and uh crossroads uh there will be the contribution will be made prior to the issuance of a permit we're advancing actually we're at 60 percent design once the design is complete hopefully by the end of this year we will permit the improvement and proceed with the design this particular project is stated in the budget of the midtown during the budget process uh pending council approval once the budget is approved the design is complete we will proceed with the construction we will utilize the contribution toward the fund of the project perfect that's exactly what i wanted to hear thank you any other questions at this point for staff i just have one more okay um as we're talking about the building itself is moving closer to peters than the existing landscaped area so i assume the sidewalk in front of the building that's along peters is likewise going to move closer to the road i believe it's going to stay hold on i mean well i would hope that the sidewalk is at the very least going to be removed to be in continuous across the front of that property with regards to peters road it looks like it might be affected a little bit down yeah so yeah right here how close the sidewalk is going to get to peters on that curved road right now sidewalk it's repositioned is going to be is you know kind of meanders it's not like a straight line along right and i'm just asking for the placement of the sidewalk that's going to have to be moved as that building goes in place biggest question being on a curve that's blind on one side having a sidewalk now closer to the road is that presenting an unforeseen safety hazard and since we're talking about trying to increase walkability scooters bikes whatever right is that going to be something that is addressed so that it meets i will have the applicant come up so they can just they can address that but i do believe also when we're looking at the roadway which it's not zoomed in here but this yeah there is a swale area from the edge of pavement to the actual property line and then right so there's a little tiny i don't want to say tiny but there is a little bit of a buffer area to the to the sidewalk right but they will yeah the the reason behind my call is that one or my request is that one of the waivers is a proximity to the road waiver so instead of 40 feet going to 33 feet right so my particular opinion is if the sidewalk has to be moved that some of that is eaten on their property line instead of towards peters to keep pedestrian traffic farther away from the traffic on peters if that is possible because right now there's no kind of clear image of where the sidewalk is going to move to once completed i think that's a good ask and i think they're ready to answer it all right applicant hello hello everyone margo utter with styles 201 east las solas fort lauderdale florida i'm going to call up our landscape architects since we spent a lot of time with them working on the exterior of the building and making sure we have a really nice pedestrian experience so he'll be able to touch on the sidewalk thank you good evening michael pierce for royal landscape architecture um the sidewalk is primarily within the property so there is a buffer between uh the property line or between the property line and peters road a lot of which is already planted um so we have a wide uh swath of area planting within that within that buffer zone so there is a swale existing there currently and we're leaving that in place and leaving the existing sidewalk which does beander on the south end of the property line so then the sidewalk is not going to move it's not moving so the existing sidewalk is going to stay in that's correct okay thank you you're welcome i just want to comment on that i want to concur with the applicant on that also peters road is a county road so um any work within the county road going to require a county permit and engineering department will uh do a comprehensive plan review during permitting to ensure if they are touching the sidewalk for a reason or another it will uh it shall meet the what we call the safe distance between the road and i will take your comment of the curvature of the road thank you uh apkin if you have a presentation let's hear it thank you um hold on one second let me get the michael to pull up our presentation okay thank you thank you everyone um john orback uh 201 east las olas um fort laudio florida styles corporation um thank you so much i just wanted to take a minute to uh thank my team who's uh all here all the designers here um msa architects george o'brien kim lee horn um geo fernandez you just met mike pierce from rhett roy also we have joaquin vargas from traftec who's our our traffic engineer as well as uh bill astrom if any of you don't know bill astrom he's here with us too our legal representation um as well as margot are also from our office who who you just met and also we'd like to thank staff uh very much for all their assistance in in the the process the process is long and and uh and it's always great to work together um trying to figure out solutions to the different issues that come up so i'm just going to start by um addressing just a couple of questions that came up um before we get into our presentation so first on loading uh it is correct we we only have we we use an elevator a a move-in elevator which is a larger freight elevator so really there's only one move in or move out at at any one time in the building and that's that's regulated through our management company in addition to that um trash trash pickup is also regulated within the times as well as service vehicles that are coming in that also need to use loading dock so we too have really in the operation of these facilities have never never heard complaints that there wasn't enough loading for a larger vehicle because it is it is a scheduled event and then of course we have the parking garage for for smaller items or vans that can also you know access the property through that way um the sewer pipe question yes there's there's a pretty lengthy sewer pipe that needs to connect from the southern district here in midtown because the the the capacity is limited which will take um uh the which will take a path down peters road and then and then to the north which we've worked out with utilities department as well uh with our fellow developer and um we have a cost sharing uh program which is still still needs to be um solidified but we've all agreed all all of us meaning the city the other developer and ourselves that that we will all share in us and the other developer will share and the cost associated with it and if the city also wants to add additional capacity then then we can work to share or provide additional capacity in it so still still has yet the details yet to be figured out but we're all all in agreement with with the way that that will take place um we talked about contribution net permit and i think we hopefully answered um the question regarding sidewalks uh additionally i just wanted to point out that uh for the waivers we really tried to to not have as many waivers as as we've had in the past and i and i believe staff is in support of all the waivers that we've asked for um also it's uh so um we've tried to do the best we could in and and on the waiver issue with the setback i also want to say that on the setback issue i think that it's that it is the setback request is is similar to the other properties that have been redeveloped now on peters road in terms of in terms of the setbacks that have kind of been established even though it requires a waiver it's very much in um in uh similar to what what has been done in the past in terms of of waivers along peters road for amly and then for ellsworth so so it's this is this is nothing different than those those other two projects um so we have a quick list of uh the slides that we will be presenting um i did want to spend a minute on styles corporation i think that that you guys probably know us but i did want to point out that that there's there's there's three different parts of our company that that does work here in plantation we do ground up development which which examples of that would be ellsworth one plantation actually the the the one plantation re redo which we talked a little bit about actually at the last meeting where we redeveloped one plantation and then we we started amly and then and then amly and purchased it from us um also our construction company's been active over many years here with midtown 24 shallamar east they just they just completed a few years ago the palms assisted living on 441 we've done some work at tropical elementary we've done a car do a couple of the car dealerships and the sky square which is a older i think one dixie shopping center that was done right right when i started with the company probably 25 years ago um in addition to that we you know we're a 70 year old company 300 employees we're our offices are five miles away from here we have a number of employees um that that will that live here in plantation that are also plantation residents i think you all know i'm a plantation resident um the president of our construction company and our i.t director you know project managers head of our hr you know there's there's there's probably 20 associates that live here in plantation that are that are our neighbors um i'm going to ask margot utter from our uh company to come up and do a little project overview with you and uh i will return so margot hello everyone margot utter with styles corporation 201 east lessell west fort waterdale florida 33301 i just wanted to thank you all again i know i was just up here but i want to thank you all for hosting a second meeting in august for us we appreciate the opportunity to kind of keep moving forward here so i will keep us going so this slide up here is really just a a plan that shows the map of plantation and we've over we've put an overlay of red where you can see the midtown district and then you see like our little parcel there in the southern village which is outlined in yellow so i know we've already seen pictures like this today in the meeting but we just want to have this in case we need to reference the proximity of the project to anything in the city as we mentioned earlier we are proposing a 384 unit mid-sized apartment community eight stories and in the seven story structured garage so before we get into the details of the site plan and the design that we've been working on the last few months we wanted to put this slide up here we think it represents the conception of you know kind of where we've gotten to where we are in our current proposal and we're showing you kind of what the site currently looks like today so as as we've mentioned earlier kind of taking a look at this current site it's it's in a it's about roughly a fourth i want to say of the crossroads office park parking lot and you know if you drive past this this area of the the city on peters road you know any given day we were actually just out here like about a week or so ago with the design team already prepping for construction and kind of planning planning it out you know any given day you can notice that a large portion of this lot goes underutilized during business hours and um so essentially it's just kind of sitting there as it is with you know the the concrete over lane and then to the right you you see some of our future envisioned renderings of what the project could look like when it's done from peters and then the uh the picture the picture below here shows kind of a a view from the west parking lot looking into the the garage and the the west elevation there and then lastly there's a quote here and we felt it was fitting for you know our kind of current situation we took this from the executive summary of the plantation midtown master plan so if you take a look there they you know it's over kind of stating the city's goals for this district and we feel that this represents what we're trying to do here very well so i'll just read it off for you sprawling surface parking while aesthetically pleasing with vegetation and tree canopy in some areas is an inefficient use of land and should diminish if the district is to achieve its urbanizing vision so exactly what we stated earlier we feel that this is a great use for this existing site it's you know it's not only going to revitalize the area we feel it's going to pair nicely with you know the existing neighbors and and really enhance enhance the community here so getting into the the design kind of the questions we're always we're always getting from from the beginning you can see here this is a colored site plan an updated colored site plan of what we're currently proposing the west parking lot is showing that new envisioned uh and kind of enriched parking lot we have the dry retention area way out to the west there that's the the goal there is to really help improve drainage on the existing parking lot and what we're doing here is we're making sure we're adding in additional parking for the office they they still value having an ample amount of parking for their current employees that that work in the building so this is ensuring that they not only meet code compliant um parking for the existing use but that we're going to give them a surplus of parking so it's it's kind of a win-win and then you kind of look over here to to the the east portion of our drawing up here and in yellow that's kind of outlining where some of the units are going to be overlaid in the building and then all of the orange area is representing amenities that we're going to program so direct uh the the third kind of east notch of the building that's going to be the lobby the amenity area that has leasing and and most likely a club room entertainment area and also uh 24 hour sundry shop then we have the mail and package room area that's conveniently located near the loading dock and back of house we'll have to kind of directly south of that the fitness and spa area that's also connected into our pool and directly adjacent to that the area labeled amenity area is going to be this nice kind of lush garden garden-esque type of amenity that the units can overlook where you know we imagine the management uh management of the building will be hosting you know yoga lawn events on the weekends here people will be kind of strolling through our butterfly garden that we're going to have lining some of these existing trees that we're going to use on the site so really really neat amenities and as well as we have a dog park all the way to the west of the property and some recreational activities that pickleball and basketball court so we've really amenitized oh yes and lastly the co-working space we'll also have a sky lounge on the very top of the building as well so lots of packed with lots of amenities and really just trying to create a nice nice community aspect for for the building so this just gives me kind of a look and feel of of what we're programming here so another rendering uh far to the left here you see like a bird's eye view looking into the that pool area what that could potentially look like at dusk or you know immediately after sunset you can even see some of the details of the elevation some of the materials that we've picked out and we just have some existing pictures here of of the ellsworth the project that we've done in the past so our idea is to take what we did there you know learn from any mistakes that we maybe made you know we've we've talked with residents trying to get feedback on on how we can do even better across the street and you can see the same same pictures from the gym there uh directly to the right we have a vision board for that new kind of spa and fitness center that we're going to create in this building and then just some notable notable features at the top showing an example of our our unit finishes an example of uh in-house sundry shop that our our residents have have really we've we've learned they love that and lastly a feature of the um the rooftop lounge which we got really excited and we we put some additional planters up there we wanted to take this like left green space and and bring it up into the higher elevations of the building so it'll create a really nice look and feel up there that we know the residents will enjoy all right i'm going to pass it back on to john to finish this up thank you i'm going to go backwards for one minute because i just did also want to point out that the um i like this thing the loading dock is here in the back and it's not facing a public a public street same thing with the parking garage everything is inward facing so so all of the um frontage is is utilized here with amenities garden space but all of the back of house is exactly where it should be which is which is off the public roadways going this way okay so when you really look at this property we are in the the center of the southern village and what i what i mean by that is there are several office buildings within a quarter of a quarter of a mile or a half a mile from from us there's plantation corp one and two to the south there's crossroads one two three and four cornerstone royal palm so really some of the best office building space in broward county is is located within walking distance here um also we're we're walkable to retail we have two grocery stores with um with with publics close by and and also the um the specialty market that's close by um as well as we talked uh about uh being on the bus line and bus shelter bus route number 30 that actually takes you into downtown fort lauderdale so you can very very easily use public transportation to get you into downtown um also we have a number of um cross rocks and roadway improvements that um we've proposed some of those are are up here at the top where we're going to add flashers that get you across the road on that curve which uh it was nice that mr corman mentioned the curve and and pedestrians because if you've ever crossed over here even though there's a crosswalk there's it's a pretty sharp curve and and it makes it difficult to do that we're going to put the flasher system where you where you push the button and there's the flashers in the roadway that helps you that helps you cross the roadway so also there's already some connectivity here to publics we've been asked to to enhance that connectivity our our one of our main goals here is going to be to add this sidewalk we've reached out to la quinta and trying to work with them as well as the office park to add this segment of sidewalk that's really missing here that will get you um across the roadway here and then to add a crosswalk there as well also there's still a crosswalk here in front of the property that takes you takes you to publics as well um that we i think we mentioned the new bus shelter over in this area this is for matt we have bikes um so the reason why we don't know the number yet is because what we try to do is work with the the different um bike rack companies um we we kind of show them the room and then we work together on the amount of bikes that actually can be placed in that room but we always meet um the demand of our residents so even if the bike room is full first of all there's there's they they might have other storage opportunities in the building we've also even put up bike racks in the garage before on on blank walls where it won't impede the traffic so if if the residents want it we will modify and make sure that there's that there's plenty of bank of bike storage for them um also there's schools um there's uh the imagine charter school which is over here on the coal and me i don't know if you guys know this but they just completed a um expansion of their classrooms and i think that there's four or eight new classrooms i forget the number but i know that they've they're just in the process of completing that for this school year is it 10 yeah i knew it was i knew i didn't know what the final number was so so they just added capacity because their charter they're they're allowed them to add more students so i think this this year they're actually um have weren't able to uh increase their enrollment over there and um of course there's the school next door which i think is clever oaks uh montessori which is right next door to colomy and then colomy also has a has a preschool facility in it as well so so there is within within a very short walk bike distance with the connectivity that that's already there and the enhancements that we're providing you know being here in the southern part of the village you you really can connect to to to everything you need um here on the south side of plantation we're almost done it's our last slide i think um so a couple things uh we uh last time we were here discussed uh workforce housing and we've made the same um presentation to city council uh as well as i think we reported last time to you that we had met with uh the fire department and uh and city administrators trying to come up with some other ideas we are providing 10 percent affordable housing we've also um have given the city a choice that we could that we could also add some different housing um maybe some hometown heroes housing uh as part of this project as well we're still working through that um with with city staff and council and again we we are supportive of any any of those uh ideas that i think i think has resonated with council um in addition to that we've also committed um donating dollars to the ownership assistance program which i believe is already here in place with the city where they help residents uh with um with their existing property so we've we've um pledged 50 000 to do that you've also heard about the multimodal um cost share that we've also pledged to as well the off-site utilities again we've we've pledged to work to increase the utility capacity by um extending a new sewer pipe to the project as well as to the other project and for other city use and the other traffic improvements which i just were showing um with with that whole long list is about seventy thousand dollars worth of additional improvements you know around the around the project that that that also um works for um connectivity so with that uh that's the end of our presentation and we are here to wouldn't be able to hear me okay just saying what is the difference between a mid-rise and a high-rise so the the the difference is a is a really a code difference as it's defined well the way we we see it where a mid-rise is eight story and a high-rise would be above a story the code i believe is to the 75 feet to the height of the highest um um livable area is is mid-rise high-rise is above the difference has to do with the fire code that once you once you go into a high-rise fire code it changes even if you just go to nine stories you have to do certain things to the entire building because now you've you've gone to a different um a different code classification with your building so that's why they refer to it as mid-rise so the well the ones right across the street are um are uh preschool and at elementary entry elementary schools um i would have to look at the i believe it is south plantation high school yes yes which i think i'll have i'll have capacity in their in their um accounts yeah thank you thank you for describing our project as luxury thank you okay we'll go with it um so a couple questions embedded in there i think the first one was um the vision associated with the project but it's also the overall vision of midtown uh in that the city many years ago put a district in in into the middle of the city and said this is where we want to see density and this is where we want to see growth and for the last 20 plus 25 years i know the taxing district has been has been uh in place for even longer than that they've continually set out um planning goals and and comp plan goals uh associated with adding density into this area that that density allows actually i believe for 12-story buildings so we're not or we're actually much lower than what the density a lot the height limit that's allowed one one plantation is a 12-story building um a royal palm even though it's not 12 stories it's i believe similar in height to we actually have a slide for that hold on a second okay go back to sorry i go back to nothing's happening we have a slide on height oh there we go there it is okay so so we actually had a had a slide on height here um that we've presented before where you can see you know royal palm or one plantation and you can see what we're proposing which is which is somewhat less than than um than what those other projects that already that already exist in the district but again this is all based off of the the vision that the city has has put forth and so and i think that they did that because they wanted to preserve the um suburban nature of the surrounding neighborhoods but still have an area within the city that can provide um growth in the city and so that's that was what i believe was behind that vision so i think that we're we're doing our best to meet the vision that the city has laid out the other question that you had was yes we have a slide on that oh there it is so we um we we actually went into ellsworth and we um looked at the demographic because sometimes we like to see who showed up right and we tried to answer that exact same question for ourselves because there wasn't really one answer it wasn't it wasn't like one classification of of people we ended up finding out that we had everybody from students to retirees and everybody in between where where people will maybe and we we would meet we would talk to these people you know why why are you living there well i'm a retiree or i'm about to retire my business is in my office is still in the plantation area i'm building a house in some other area but i but i need to also still live here in plantation so they so they they end up coming to the ellsworth because it's perfect housing for them while they're in that transition period of their of their life students as well you know some some nova students who or or who are commuting down the street to nova they want a nice new place to live um until recently there really wasn't you know mid-rise product there that had the type of security that we have and so a lot of them ended up ended up here you know we get a lot of new um employees who are coming into the office park or the or the hospital and again they don't know where to live yet and they want to live in a nice secure place but they want to be near work and they they show up and they they want to live here first before they buy a home a lot of times hopefully they're buying a home here in plantation maybe they'll they'll turn out to be our neighbors and you and this is an incubator for exactly that which is people who are who are new into the market who are coming into the market and are going to look look for single-family homes so i don't know if i answered your question what's a pre-retiree a pre-retiree that's somebody who's gonna it's somebody who's about to who's who's thinking about retirement it's somebody like bill you want to be a pre-retiree um just just out of curiosity could you provide me an estimate for the delta between uh a market rate and uh 120 ami studio for a month month's rent yes i'm going to actually have margo answer that question for you yeah how much is a discount now the now the rents are set obviously by florida housing corporation so right so i'm just looking i understand that it's set by them i'm trying to understand how much as the benefit you're actually offering yes so we we always kind of peg these these workforce housing rents to the um florida housing finance corporation that's usually what what hud uses to um to kind of gauge the the rents that they set they set they set for us when we have these parameters so for you you were mentioning studio or any so on average we've we've kind of studied each each class and it kind of varies on average i would say for a the difference between a 120 ami unit it can range between maybe four to six hundred dollars a month depending on the unit you know i would say that um you know studios it's much it's less because it's a studio um and then you know you can really see the the big difference in you know there's ones and two bedroom units so but that's like the range for the delta that answers your question any other uh less of a question more of kind of like a comment um i moved from downtown fort laureldale to plantation partly because i had gone at a job in plantation so if you're wondering where people would be coming from it would be kind of people like me coming into this city so it's like people that got priced out fort laurel because people moved from miami and new york city to the building i was living at and then the housing prices had gone out there um yeah so i i feel like the the apartment complex looks amazing in my opinion and i like that's kind of close to the public's can you just uh clarify the the traffic improvements you were going to make there was it um they were going to make an improvement along peters road i know there's two schools there are you concerned at all with just the amount of new daily trips um during schools um hours um so i mean we could we could go into as much depth on trips our traffic engineers here and can certainly answer answer many of those questions the the so i'm not concerned i mean the economy they you know they are they they meet their requirements associated with bringing in the amount of trips and and it's important to note that um that a lot of those are our car trips that are going in there's no school bus um access to it but the the the hours that they i think that they stagger their their their delivery into into the school between the early childhood and the and the charter school so it's not everyone's not showing up at one time but but there certainly is is traffic there with the first of all the the um let me go back to the site plan because it because everything is wrong way again everything here is is uh there so everything here is not really going so colomi is directly to the south of us um but everything in this case is going through the internal roadway system so they're on or off the road before um really getting right in front of the the colomi properly property unless they you know unless they're they're um um accessing it i mean they can they can completely avoid going to the to the front of colomi because they can they can move around it so but in terms of traffic counts um uh i mean we can go and i don't i don't know if you had a specific question about the overall traffic counts or traffic impacts but we can certainly answer those okay so i i think that they're tapping in different places because like i was saying let me see if i can find a better slide if that really works well um well again the the colomi piece is right here right they they line up right here and then they turn and then colomi has a pretty large parking lot where they internalize then and and um and cue all the cars in inside their parking lot internally um um for pickup or drop off so then i don't believe that they're queuing outside then my kids used to go there so um so i never had a problem here i don't know if anybody else has observed a problem here and again we're we're entering this project over here and on this side are the two entrances and exits so so the roadways that that that allow you to get to this to this point are let's go back sorry any other business no no uh real business i just i will update you that we're going to be at a talk to both uh you and mr goldstein before the meeting a little bit about the comp plan so we have uh updated materials that we'll be sending out uh shortly to you that will include both volume one and volume two and i'll kind of explain i what i would suggest once you get it is to take volume even though it's volume two to read volume two first because that's gonna really give you a lot of background data and information in terms of what's happening in the city looking at projections and things of that sort so you can see kind of where we are where we're going and it'll help you better understand some of the goals objectives and policies that are being recommended in the plan quick question on that what's the timeline for the conflict like when should we expect to vote on it and then city council i'm hoping i'd like to uh get it to you uh i want to get a copy to you so you can kind of take a look at and we can discuss it at a at a meeting and then uh following that meeting i'd like to uh take action on it so probably at your next meeting i'll i'll have that material out there we can kind of go over discuss it and have one final touch and you know uh on everything and then uh the next time you see it it will be for for action all right thank you and will that get emailed to us uh
