good morning my name is jeff fuller i'm the special magistrate who's been assigned to the pinellas county code enforcement special magistrate agenda for today may 18 2026 welcome to pinellas county code enforcement special magistrate hearings the special magistrate is charged with conducting hearings to determine whether an alleged violation of the county code has occurred in order to meet that obligation all parties or their representatives will be allowed an opportunity to be heard on matters relevant to the alleged violations all witnesses offering testimony or presenting evidence will be required to swear or affirm that the testimony they provide is the truth the order of presentation will begin with the county presenting their evidence of the alleged code violations and then the respondent shall present his or her case both parties shall have an opportunity to cross-examine all witnesses the special magistrate may question any witness the clerk will announce the names of the cases from the agenda those cases from the agenda are numbered but we don't follow that number for a variety of reasons so listen up when they're calling the case so when you hear your case you can respond by coming to the podium with your representative and or any witnesses to be sworn in when addressing the special magistrate please speak clearly into the microphone any person who decides to appeal the decision of the code enforcement special magistrate with respect to any matter considered at this hearing will need a record of the proceedings and for such purposes may need to ensure that going through the storm so i've been getting things in order so it's it's been taking me moments to get in order and stuff so i'm almost there okay um i understand that there is a joint stipulation for code violations in this matter that is correct the first one was for the storm and i got the house towed down and when i got the house towed down then i went on and um had people that had the stuff that um was doing it had it still there now i got a little bit more stuff i'm doing and she's going to work with me on that okay um i have reviewed the stipulation i am going to approve it i will find that there is a violation of code section 58.304 and order uh there's no compliance date here it's 30 days out so we're looking at june 17th yes all right i'm going to find that there is a violation of code section 58-304 order that the property be brought into compliance by june 17th 2026 failure to do so will result in a fine in the amount of 100 per day i'm going to find that there is a violation of code section 58-270 order that the property be brought into compliance by june 17th 2026 at 5 p.m failing to do so will assess a fine in the amount of 100 per day i will also award represented by an attorney i haven't even had chance to get an attorney on this as well as i'm only an employee um the owner is out of town and i would just like to have both the owner as well as an attorney here in front of you to go along with the normal proceedings of the court which says the county um the reason that i would request that we go ahead and um we did provide service legally this has been a property that this will be my third time before the magistrate um for this property um the first time we came here it was to do a foreclosure they changed the name um did it did a deed change we brought the case again uh when we went to file the lien they had changed the name for a third time and so i would so i would like to move forward um i do have the documentation if you would like it showing that the the new owners should have been well aware that there were code issues and liens on the property and that the first order assessing an administrative fine for this property was filed on september 10th of 2024 there are um condemned postings on the property saying that no work should be performed that pinellas county and licensed contracting investigators placed on the property and are still on the property when i was there to post the property uh two gentlemen had been using the property as storage and or living there and actually had called the police and i did wait for the or the deputies to show up and that someone had gone into the property um and taken some of their belongings and was calling for um a report to be made so not only has it been posted as a stop work order no work to be performed um they were allowing people to either live or um use it as as a stop work order no work to be made so that there is no water and no electric on this property it's completely boarded and they were provided uh legal notice um i'm going to grant the uh motion for continuance um based on the representation that uh certified mail didn't get there till friday today is only monday um is that i'm sorry i didn't realize that they didn't get notice until friday no we send them out when we had to certified mail they got sent out but they didn't i mean it's discretionary i mean i understand the service is technically completed when it's mailed but um i didn't know that given those circumstances i'm going to grant the continuance i believe i have one on june 8th yes june 8th why don't we move it to june 8th and put that in the order so there's and you hang out and get a copy of the order okay so there'll be no doubt everybody knows that i'm nothing but the truth i do yes i do all right you may have a seat the county may proceed good morning magistrate the property where the alleged violation exists is located at 2217 lawton drive in clearwater florida which is in unincorporated pinellas county the owner jungler villas florida llc is represented for today's hearing this violation which is itinerant and transient and irreparable and irreversible in nature has been occurring since honor before uh april 19th of 2026 i'd like to enter into evidence the notice of hearing affidavit of violation and composite exhibit a exhibit a includes the confirmation of ownership through pinellas county tax collector property appraiser in the deed screenshots from airbnb confirming the property being used as a short-term rental affidavits of loud and raucous noise signed by the complainant and pinellas county uh sheriff's office reports for calls of service for noise at 2217 lawton drive would you prefer me to go through each page of my evidence packet uh we will but first do you have any objection to exhibit a magistrate i would have uh some hearsay related objections i know that this is a quasi-judicial uh hearing so i assume in the interest of time it probably would be most efficient to stipulate and then i could lodge the objections and kind of argue as as the evidence proceeds is that okay i appreciate that uh exhibit a will be admitted into evidence you may proceed officer dole all right would you like me to go through each page yes please okay i'll just stick around here yeah that's good no problem so the first four pages are the notice of hearing sent to the property owner at the address of record the next two pages are the affidavit of violation request for hearing page two of the affidavit has here the code section 58-444 which is for the noise ordinance loud and raucous noise is itinerant and transient in nature as detect is detected from the nearest adjacent property line within a residential zone which has been acknowledged by at least two written affidavits and then we have from pinellas county tax collector uh confirming ownership of this property as jungle villas fl llc and property appraiser confirming the same the warranty deed back from august of 24 this is the previous owner appears um i'll be honest with you i think this may have been included by mistake then we have the uh some biz here showing that uh jungle villas fl llc is registered here in the state of florida and then we have uh just some evidence showing that yes they are actively uh renting this property as a short-term rental this is from uh airbnb showing us quite a property with a very large pool area pool enclosure and backyard area uh also has some activities outside of the the pool enclosure so this is just all from the airbnb ad and then they've had uh their comments people have come to stay there it's been a very active short-term rental let me start with the affidavits i have various affidavits for various dates all from uh mr craft this uh affidavit for loud and raucous noise was for the 8th of april then we had another one for the 9th then the following weekend starting on the 17th the 18th and the 19th we have various different uh reports from pinellas county sheriff's department um we called in and request basically noise complaints that have been called in uh against that property so i have various dates uh even as far back as last year so we do have an incident report on 3-5 for noise um basically at the end it stated that they uh they agreed to remain inside the deputy made contact with the people and they were in the backyard area the pool area and they uh they were agreeable to go inside i guess they did not realize that they were were being uh disruptive to the neighbor and then another report uh in january of this year again we just kind of go to the end of the conclusion of what the sheriff's deputy found um they didn't hear anything but we still included it because if this was disturbing to our uh the neighbor then we wanted to at least include the fact that he did call the sheriff's department and then we have some some other complaints here older ones this was back from october of 25 um then this they did not find any noise but again the sheriff's department if they are if they come upon the house and they are out front they may not hear it they would have to go to the neighbor's property which is directly behind them um to be able to hear it he'd have they'd have to uh mr craft would have to invite him into his his backyard to be able to hear the noise so uh sometimes there is loud enough noise that uh that he it's heard easily when you pull up to the front and at other times it's heard from the backyard um yeah so then we just had uh renters had noise they were upset over the kids screaming they were jumping in the pool there was loud music um told subjects to turn the music down so just another older report i guess the we've included these just to show that there's quite a history at this property for for the noise this one is for the 19th and i will be i do have some some audio files i will be playing so i'm just reviewing these quickly to show that these this one coincides with one of the affidavits that mr craft has signed so in this particular instance evidence that there was contact made with the renters um the noise wasn't at a high level but the they did issue a warning about the county ordinance for short-term rentals regarding noise and the max allowed for people and parties that type of thing that was on the 19th of april and this particular one was back again this was an older incident uh in march of last year and again they were just turned it told to turn down the music so magistrate i'd like to submit into evidence video files that i would like to play um and have them uh as uh the noise events as composite exhibit b if i may sir if you're going to speak can you speak into the mic thank you i'm sure just to lay the record we haven't been provided this footage or audio at any point and i reached out to the code compliance office last week when we were submitting our evidence asking if they had anything else they'd like to share or intend to use of this hearing so we haven't been provided that based on that we would ask for a continuance if if the magistrate would allow it just to review the evidence and see our client's position as to not get ambushed with anything and then so just in the interest of justice would object at this time which is the county i was unaware that they reached out last week i did not speak with anyone at their office so um i was unable to provide that i was unaware that they had requested additional uh information if there was any and if i may magistrate i also did speak to the code compliance officer it may have been a miscommunication this morning things were kind of busy in in this in the body here in the courtroom so i'm not blaming anybody but i did inquire as well this morning when i provided some additional uh demonstratives and evidence that we were going to present if code compliance was going to uh have anything else additional and i was told no again might have been a miscommunication so okay to chalk it up to that but at the same time don't want to prejudice my client by not knowing what's in the video or audio okay given the rather um recent code concerning short-term rentals and the fact that unlike some basic noise statutes this doesn't have the objective standard in it of decibels and things like that um so i i think the video files that you're fixing to show uh are going to be very important to me um and so um i'm going to grant the continuance uh can we put them on june 3rd do you know june 8th i'm sorry how's june 8th look to you council that looks fine i know you have a calendar to deal with too all right june is at nine o'clock june 8th at nine o'clock it would be 10 30. 10 30. we'll coming up that you're a tenant yes sir do you have any uh letter or authority from the owner to uh appear on behalf of the owner i do not want it on do you have do you have um information concerning the uh alleged code violations yes we've just been excluded by the code enforcement they said that they had to deal straight with the landlord and we're the ones that are vested we're the ones that are in there the excluding facts actually affect us we'd rather just solve the problem but our attorney was not denied so it was odd by mrs hughes any information any requests to deal with or does nothing that's the problem that we have the case is a extenuating situation all right uh do you have any information contesting the substance of the allegations i don't know what that minimum housing thing is nobody lives there so i don't know what that means but again we're not included what is minimum housing nobody lives there they could live there it's zoned for a one-bedroom apartment but nobody lives there the other officers strange we have a mobile home park of elderly people across the street they use our alley side of the building to go to chick-fil-a every morning he stands out at six o'clock he says homeless people are in the back of the building they're not homeless people they're elderly people going to have their breakfast at chick-fil-a so all this fabrication and manufacturing of ideas is weird i don't know what minimal housing is could you explain that since you well it's it's a it's a code statute 22-231 and it's a more generic uh minimum housing than your understanding of housing meaning somebody lives there i mean that was just what was one of the accusations by the other officer right yeah these are these are detailed did you get a copy of the agenda no for today no sir do we have a copy we can give him yes the landlord's uh not going to do anything they're very terrible landlords that's the problem that we have so if i could just solve the problem i don't know what well this this will help you solve the problem by knowing what the problem is this is stressful enough without just if i could just solve it and move on yeah we can't solve it here okay uh i can't solve it without anybody telling me what it is right well you're you're you're being told with that agenda if you go to item number 11 that'll tell you what the charges are and then um you apparently don't have any evidentiary information uh so we're going to proceed and you can listen to what the charges are and uh certainly act accordingly yes sir okay so you you may have no magistrate okay this hearing was actually noticed for nine o'clock uh it is now uh about quarter after 11 um so we will we'll proceed thank you magistrate um and just for the record i've had no contact from the owner either i have had contact or the area officer had been in contact with the property manager and as far as the tenant requesting information previously mr arthur it was in reference to a condemnation that the area officer had done about power which is not about what this code case is about and he had spoken to the property manager about the power issue and the condemnation of the building due to it but the this code case has nothing to do with that circumstance so the property where the alleged violation exists is 2320 10th street southeast largo florida 33771 located in unincorporated pinellas county the owner corporate midwest investment trustee for 2320 10th street southeast land trust is not represented for today's hearing the violations have been in an occurrence since on or before august 18th of 2025 and i would like to enter the notice of hearing affidavit of violation and composite exhibit a into evidence composite exhibit a will include the notice of violations pinellas county tax collector property appraiser the deed a citation and violation photos all right hearing no objection exhibit a will be admitted into evidence thank you okay so we've got the notice of hearing that was um sent to the owner of record showing that it was scheduled for today's date at nine o'clock we've got the affidavit of violation and request for hearing which includes includes the violation 22 231 for the commercial minimum housing that the exterior structure is not maintained in good repair and condition to include but not limited to broken windows holes to the exterior diminished paint graffiti on exterior wall exposed bare wood on exterior structure exposed wiring broken exterior lighting and areas of the roof drip edge and disrepair the premises are not kept free from nuisances with overgrown vegetation garbage discarded tarps discarded and operative vehicles vehicle parts discarded interior furniture plastic containers tree debris discarded court cardboard plastic containers inoperable hvac parts the sky discarded wire shelving and other items on the property it was also um for 138 90 zoning change of use to operating and conducting motor vehicle repairs and sales mustang speed and restoration on an e1 zone parcel without first obtaining an approved zoning clearance also for 138 32 51 for outdoor motor vehicle display or sales of mustang speed and restoration areas within the required off street parking areas the right-of-way and the required buffered landscape areas which is prohibited motor vehicle sales is not permitted in the e1 zone property for the table of uses 138 355 they're also um for a violation of code section 138 3270 for prohibited outdoor storage or parking of disabled wrecked or partially dismantled vehicle or boat exceeding 30 days during the 60-day period for conducting service and repair activities not within a fully enclosed building um they're also cited for code section 138 37 54 for placing maintaining a prohibited abandoned banner on the building romo's plumbing services and lastly for the zoning code section of 154 231 the expansion of business onto the county right-of-way and utilization of a right-of-way in a manner that impedes the public access restricts vehicular access and sight lines or poses a risk of damage to public infrastructure including but not limited to the repair of automobiles the parking or staging of equipment vehicles rvs trailers construction or landscape materials or construction of landscape debris or the use of temporary construction or landscaping access without first having obtained a right-of-way utilization permit okay so the next document is the uh notice of hearing for the 22 231 for the minimum housing commercial minimum housing next is the notice of violation for the 138 90 the next is for 138-3251 the next is for 138-3270 the next is 138-3754 again all going to the owner of record and lastly the notice of violation for 154 231 the next document is the tax collector document um showing the owner of record next is pinellas county property appraiser showing the owner of record and i would like to just point out at this time you can see in red where the property boundary is and the right-of-way for the county is all in this area right here and that will i'll show why that's of significance in a little bit uh then the quick claim deed this is a citation that was adjudicated guilty and it was for um the code section 138 3270 this is the condemnation notice that the area officer placed on the property due to um hazardous electric okay all right so for the commercial minimal housing they have multiple vehicles that aren't tagged or have expired tags they have a boat that's um been left in disrepair on the property they have basically um um junk vehicles car parts different items that are in just left on the property they've got holes to the um interior missing boxes again debris outside more holes to the the walls into the interior they have a broken window again more missing cable boxes um overgrowth in the back um they've basically got graffiti rotted wood holes and disrepair this is where duke energy uh red tacked the power and more debris uh they had here's the discarded i believe it's a mattress and furniture that's been out there for quite some time this is where the officer had condemned it for the hazardous electric uh the roof with the shingles overhanging the exterior and a car discarded uh between the two or on his property but between the other property um this is for the zoning clearance required operating this uh the mustang speed and restoration without having gotten a type one review first which is the same as a zoning clearance this type of business would require a type one review and a zoning clearance for the operation of that business and they have not received that um 3251 is for the myself so oh for the uh the sale of the uh motor vehicle sales you've got the inoperative vehicles um mr arthur did say that he had a dealer's license but none was ever provided and we were able weren't able to find anything uh this also shows that um vehicle sales is not permitted if there's a blank um in the table under e1 then it's just simply not permitted you can see that under e1 is blank so it's not allowed and this is for doing um work not within a fully enclosed building and um for having the sam vehicles on the property exceeding uh 30 days within a 60-day period excuse me i think i said that backwards yes exceeding 30 days within a 60-day period then for code section 138-3754 you've got the banner which is prohibited that's been on there and remains there at least the last time i was there on may 8th and then this shows the first day that i was uh on the property it shows one of mr arthur's employees working on a car in the right of way so magistrate the property was re-inspected on may 8th and the violations continue photos were taken on that day and i would like to submit them as composite exhibit b hearing no objection exhibit b will be admitted into evidence okay so the minimum housing violations continued you still have inoperable vehicles that are on the property um several of them the same ones that were there uh the first time i went you've got the boat that's still present you've got the covers that are still missing you have the roof shingles that are still in disrepair you've got the peeling paint um you've got the broken window holes to the interior overgrowth and debris the rotted wood the graffiti um and just the the car that's still buried on the in the weeds more debris um again you still have the inoperable vehicles um on the property um and the same business of the car sales um that's not permitted on this um e1 zone property you have the repair of the vehicles being done not within a fully enclosed building and having the same vehicles on the property um for more than 30 days in a 60-day period you've got the banner that's still present and you still have um work in the right-of-way being completed um you can see that this is an oil pan they were changing the oil on this vehicle when i was there uh excuse me nobody was present but you could tell that they were doing the work as there was um oil and the oil drain pan beneath it and when i had said initially um that the reason i was bringing up the boundaries of the property is the work is being performed again in the right-of-way is where that oil pan was located the the county parcel right-of-way includes this strip and i didn't realize this until uh recently it looks like they actually had added the parking spaces in the county right-of-way but that wasn't included on the initial notice of violation however they are doing the oil change and conducting um vehicle service within the county right-of-way so magistrate the county requests that you find the property in violation and issue an order to have the property brought into compliance okay it is now 11 30 i have not seen anybody come into the hearing room has anybody come in on behalf of corporate midwest investment trustee for um 2320 10th street southeast land trust no magistrate uh have you received a phone call voicemail or email no magistrate okay anything else from the county uh just that the magistrate the county is located in unincorporated pinellas county the owner is tropical golf properties llc who is not represented for today's hearing the violation has been in occurrence since honor before september 2nd of 2025 i'd like to enter into evidence the notice of hearing after the violation and composite exhibit a which i will go through page by page hearing no objection exhibit a will be admitted into evidence the first four pages are the notice of hearing sent to the property owner at the address of record for today's hearing the next three pages are the affidavit of violation and request for hearing on page three of the affidavit we'll be addressing code section 22 231 for commercial minimum housing specifically the commercial property is not maintained and kept free of nuisances and hazards to include but not limited to the parking lot has missing asphalt and cracked curbs is faded and needs to be restriped the main clubhouse and maintenance garage exterior walls display cracked or missing stucco and mildew and staining maintenance garage has a broken roll-up door and the clubhouse has areas of rotten wood around the patient soffit there's an accumulation of untended vegetative overgrowth of grass and weeds tree debris is also scattered around the property next we have page one of exhibit a we have the notice of violation sent to the property owner at the address of record this violation notice is two pages long we sent it to two different locations so the first one is sent to uh the registered owner zach or registered agent zachary glazer and then we had another address for the tropical golf properties llc in tampa so the notices were sent to both of those locations then we have from pinellas county tax collector uh showing tropical golf properties as the owner of this property and property appraiser showing the same special warranty deed dated from december of 2020 they took ownership of the property this is a two-page warranty deed and exhibit a also to show the specific layout of the property exhibit b as well sunbiz for tropical golf properties as they are active and registered and then we have photos of the violations speaking to the condition of the parking lot we have a parking lot that does have issues with the asphalt missing areas and cracks it's very very faded no striping is is really visible at all we have broken curbs that are around areas that are bordering the the parking lot the main clubhouse says we have an area of stucco missing from walls we have uh mildew and staining and we have areas of fascia and soffit that are are rotten this upper corner here this uh upper left and lower right are the maintenance garage we have uh staining here and also missing areas of the decorative stucco we have a broken door and more staining along the wall we have um this is again a golf course there is no maintenance being done whatsoever to maintain the the uh the golf course itself to keep it cut back uh luckily we're in a little bit of a drought so it hasn't been growing extreme but it is when the rainy season hit i'm sure it's going to get very bad but we do have areas that is excessively overgrown and then here this picture i realized a little hard to see we have some uh tree branches that have fallen into the uh parking lot area magistrate the property was re-inspected on may 8th and the violations continues photos were taken on that date i'd like to enter them in as composite exhibit b hearing no objection exhibit b will be admitted into evidence okay so just going back to uh the similar pictures uh representative of the parking lot again we show there's been no change to the condition we still have the areas of missing asphalt cracks broken curb in and uh the extremely faded asphalt with no striping visible this is the main clubhouse area again showing this is a different wall area which does show some staining um up on the exterior on the second level of the property again the same picture here showing the mildew on the door the hole in the soffit area and the cracked stucco area on the exterior wall by a generator room and the maintenance garage the similar picture again nothing has been done exterior has uh the staining mildew missing stucco area garage door still in the same exact broken position it was in with staining along the side we have some more up here on the second area a second floor we have more exterior wall with some wood rot and then just a general picture showing the condition of a fairway area that's extremely overgrown so magistrate the counter request you find the property in violation and issue an order to have the property brought into compliance all right i have not seen anyone come into the hearing room since its hearing started the next was for the inoperable vehicle and lastly the trash and debris the notice of hearing um was initially on june 24th of 2024 and getting the affidavit of request and uh an affidavit of violation and request for hearing that was sent with the notice of hearing back in 2024 with the same three code sections 22 299 58 304 and 58-270 you have the uh posting for both the courthouse and the property um you have the order and um assessing the administrative fine until compliance is achieved um then you have the um exhibit f is the affidavit of non-compliance exhibit g is the magistrate lien uh recorded in uh november 4th of 2024 you have the uh notice sent um to the owner of record um just reminding them of the lien and the amount owed another letter was sent in september of 25 and then just to show um back on march 10th was the first time that i went to this property when we were initially looking at doing the foreclosure motion the owner has been deceased since i believe 2021 um it's basically in the same um disrepair and people had started using the property um the area officer had let me know that someone had um parked an rv on the property and was living there um he was uh since had left and the second time that i went to the property um someone had parked in an operable vehicle on the property so again it's a deceased owner uh no one is caring for the property you can see that it um is in disrepair has trash and debris has some rotted wood a fence it's in disrepair more debris um we did do an air search when we uh started the motion and the only errors that were discovered were a brother and sister and they did um give me a call to let me know when they received the um the notice of violation or excuse me the uh motion to move forward with a foreclosure that this was not their john krepp's father that their father passed away in 2009 well before this gentleman so basically it was pretty much a disclaimer of any interest in the property and we've not been able to find any other possible source of um of any heirs again this is just the last exhibit k is i received for the call from kelly hudson's husband charles she and her twin brother were possible heirs on the air search her husband stated that their father died in 2009 and john krepps is not their father so magistrate the property continues to be owned by the respondent the property has not been declared to be homestead by the respondent the petitioner has an interest in the property by virtue of pinellas county code enforcement special magistrate lien in that there was a violation and i told him that under the circumstances uh the only thing that's basically left is a broken window on the garage door in addition to um some roof repair possible complete roof replacement he had um actually after i spoke with him i told him i'd be more than happy to request 90 days to allow him to get those last few things um in repair he thanked me for it and to leave a message over the um weekend that he'd already had an appointment with a roofer and expected that it would be completed within a few weeks he does live with his mom um and is i guess the primary caretaker i believe she's in his night in her 90s so anyway he was comfortable with the 90 days especially after and and i'm still going to request 90 days at the end of my testimony um just to make sure that they do have plenty of time to get the the roof and that one window repaired everything else has been taken care of all right um i'm going to deny the continuance and proceed with hearing that shows the code section cited as 22 299 the dwelling and deteriorated deteriorated condition to include but not limited to the roof fascia and soffit are not free from defects which might admit rain or cause dampness in the walls as evidenced by the tarp on the roof the garage door is in disrepair with a missing window we've got the initial notice of violation that was mailed back in february of 2025 so over a year ago we have the tax collector showing the owner of record property appraiser showing the owner of record we've got the warranty deed we have the citation that was issued and adjudicated guilty and then we've got the violation photos initially when i looked at pictures from the original case the whole house needed to be painted it had diminished paint algae like substance and it was after the storm there had been a lot of tree debris but we're here today just for the minimum housing and just for basically the tarp that's still on the roof and the missing record property appraiser confirming the same the quick claim deed the condemnation notice was for no power and no water at the time that the area officer started the code case i believe her son or grandson had been living at the property without any power or water and that's the reason that the condemnation notice was sent out we have um the citation that was adjudicated guilty and then we have the initial photo violations of when i visited the property on march 27th um at that time again it didn't appear that anyone was living there you did have the tarp on the roof the algae like substance um and the reason i put this is uh when the first time i went to the property the area officer had mentioned that there was a stagnant pool i was not able to view it the first time but you can see a fairly current satellite image showing that it is um it appears to be black but i do have a better picture later uh you have vegetative um piles on the property you have screens that are just laying on the ground you have tarps and other types of material um using the shopping carts and other items just discarded on the property and then you have the fence and disrepair um both the this property is actually adjacent to a cemetery so you can view from behind the cemetery it's all broken um as well as um from the front you can see that there's uh portions of the fence and disrepair again did leave my card asking for a phone call and have not had any um contact um so magistrate the property was reinspected on may 8th of 2026 and the violations continue voters were taken on that date and i would like to submit them as composite exhibit b hearing no objection exhibit b will be admitted into evidence so there was really no change when i went to the property um you still have the awning that's um that mold or algae like substance present you have the tarp because it's been so dry and we haven't had any rain um you could actually see from the cemetery side the stagnant pool through the broken fence um you still have the same screens that are on the ground shopping carts and debris that are present the pile of vegetative debris that's still present and again you've got the fence
