Are you – oh, you okay? We'll both do that. I mean, I can go there. Okay. So this is – good afternoon, commissioners. This is the Northwest 600 block of West Atlantic Avenue. If you're not familiar with this block, we are doing a mixed-use project here. The red outline shows where the residential portion will go, and the blue outline shows where the commercial unit – one-story commercial unit will go on Northwest 6th. That is also near the Hatcher Construction two-story buildings that we have a ground lease with Hatcher Construction and Development on. So we'll just go through the project here. Oops. Beautiful. So this is an aerial rendering of the site, and you're seeing it from the Northwest 7th Avenue site looking at the row of 12 residential townhomes with the detached ADU above the garage. And then you'll see – Beautiful. That's stunning. It looks nice. Yes. And this is just the aerial rendering. And then you'll also see our one-story – and this is just a rendering – one-story commercial unit on Northwest 6th Avenue. That is the backside there. And you'll also see to the south side of that, Hatcher Construction and Development bought the lot next to our lot, and they are also doing a commercial office space there as well. So they are going through the site plan conditional use approval process. So just to go into the townhomes with the ADUs, these are 12 two-story contiguous townhomes. The principal units all face Northwest 7th Avenue. Each townhome will have three bedrooms, 2.5 bathrooms, internal courtyard, detached one-car garage with the vehicle entrance off of the abutting alleyway to the east, additional off-street parking for two cars, and the ADU, like I mentioned earlier, will be above the garage. The ADU will have a full kitchen, one bedroom, and one bathroom with fully separate entrance from the principal unit. Just to go into the layout – So each unit can park three cars? Yes, each unit will be able to park three cars off of the street. That's pretty amazing. Yeah. And so you'll see the layout here. It's a nice floor plan. Damn. Yes. So you'll see on the top is the second floor. You'll see to the left side there – oops, I'm going to do this wrong. The left side here, this is the ADU floor plan. And you'll see the one bedroom, one bath, full kitchen, and a living space. And then on the right side here, this is the second floor layout with the three bedrooms. And then on the bottom, this is the principal unit with the living room. There's a powder room, dining, kitchen. Then you'll see the internal courtyard, and then you'll see the garage, and then the driveway space. So – The ADU is about, what, 300 square feet or so? It looks like it's going to be 23 by 23. 23 by 23. So, yeah. Yeah. Okay, good. So it's a one-car garage, and then two cars can park in the back area? Yes. Right here. Okay. Yeah, and then you'll see there is a covered entrance from the driveway just above the single-car garage there so that you can enter into the courtyard. You'll see the staircase that goes up to the ADU and then the back entrance into the principal unit. So that is a shared internal courtyard, but separate units – or separate entrances for the ADU and the principal unit. And, of course, the principal unit will have the main entrance off of Northwest 7th Avenue. And then you'll see this is the viewpoint from the alleyway. So you'll see the garage, the two parking spaces, and the driveway, and the entrance off of the driveway into the courtyard there. And then the improved alleyway that is going to come through via the Northwest Infrastructure Project on the city side. Are these the colors they've chosen, Christine? So these are the colors in the rendering, but we still have to finalize everything as we – well, I'm glad you like them. But we still have some options. I liked it. But I have no taste, Ange, so you tell me. I know. I like the blue. I mean, look, that is beautiful. I don't care what color it is. However, there's a blue with the – I like the blue. Like blue better? It just – yeah. Okay. It looks a little – so whenever you can see the rendering with blue? Yeah. You tell me. Well, these will – these are just the renderings right now to give you a size or a sense of scale, you know, size. Right, right. No, but this is beautiful. Yeah. I would not make a fuss about the color. Get the units there. Look at the courtyard. And then this will – this is the aerial view of the internal courtyard, so you'll see how they are lining up next to each other. And then just another view. This is looking out towards – the principal unit looking towards the ADU. So you'll see the covered entranceway and then the stairs up to the ADU. And then – so currently right now we're awaiting final approval of the city's amendment to the LDRs allowing for the development of ADUs. Without that, we won't be able to submit our site plan application. So we are pending that. Right now the amendment to the LDRs allowing for the ADUs is scheduled for first reading to go before the city commission on March 9th. And then we've been told it's tentatively scheduled for second reading on April 7th. It has already gone before planning and zoning board. So this is where it is right now. And we are waiting for those approvals in order to submit for a site plan. All right. Sounds wonderful. And it's – I just – put it back on that one side with the red lines and the blue lines. Yeah. So the area. My first residence when we first moved to Delray Beach was right there. Which number? Number 26 and 32 because it was a duplex. That was my first home for the first five years of living here in Delray. How long has – Oh, 1968. Wow. Yes. That's so cool. Yes. So they should be renaming this development really the Burns Commons or something. It was Thomas. I was not married. Oh, Thomas. Oh, Thomas. Yes, Thomas. My maiden name is Thomas. For you two. I think this is going to be great for the neighborhood. I think it's a real – Absolutely. Who was the architect? It was a really nice design. This is Sinolovsky, Romanek, and Say. Oh, nice design. They did a nice job. Yeah. They also worked with us on 98 Northwest 5th Avenue. Okay. And they also worked with us on the Wellbrock House, the white CRA office. So, they've – It's not masonry modern, which is a start. We specifically instructed them not to do that. Very good. This is very nice. Very nice. Yes. Very nice. All right. So, next, Renee Jadison, executive director. We're going to jump over to the commercial unit now. So, that is the blue outline. So, when we originally did this RFQ design process, it was a mixed use for the entire space, I guess. But as this evolved, it turned more into this – it made more sense for this to be townhouses and then to just have the one commercial aspect, I guess, on this side. Because of – William Hatcher's building was being developed, so we thought it would be nice to complement and have that on the street. We were also really trying to maximize what we could do with the housing. So, that addition of the accessory dwelling unit with the courtyard, it just let them have more flexibility there to really focus on housing on Northwest 7th. So, we are – have still – have been working on the commercial unit alongside with the residential. But as you saw, we can't move too far forward with the residential until we have that accessory dwelling unit study. But we can move forward with the commercial unit. So, we've been working with the city going through the process. It's a one-story commercial unit that fronts Northwest 6th Avenue, parking on the alley, which you can see here. And it's just the one story, so it gradually tapers down from Atlantic to the more residential going towards the neighborhood. All right. So, current status is we're preparing for the site plan application to the city. And we are trying to finalize the exterior color scheme, which is what we're looking for today as board input on the colors. We already heard blue is a favored color. We heard green. And green, so we're going to – I like the green, I mean, you know. We're going to see. And then there's that popcorn yellow, which is very popular. We have some options. But they need to see the blue. We have some – yeah. So, we're going to go through the colors now. So, just let us know what you like. And whatever you pick, we'll go forward with the city site plan application. Here is the green. I'll see – okay. Here we go. Here's where it gets good. Here's where it gets good. Okay. You'll kind of see in this image the proposed rendering for the Hatcher Construction Development Building. They're going for a more modern look. So, he is coincidentally and conveniently using the same architect as us. So, that's why it was added to some of these renderings we see. All right. So, here's green. Yeah. This is the blue. That's blue? Yes. That's my blue? White and blue. That's the white. That looks white. White with the blue accent. I hope so with the green door. With the green door. Okay. Keep going. Because that's not what I remember. But okay. I think the screens make them look a little different than the computer screens versus the TV screens. So, the coloring. We can send the actual paint chip colors after. Yeah. The blue with green trim instead of blue with green. I think that's your future. It looks more future on the screen. This one's lighter. Oh, that's it. That's it? Yes. I like the green. And we can do other colors. I know. I would have deferred to that. I mean, I think all of the choices are pretty darn good. I like the second one. They're all good. The blue one? I like that. Oh, they're... This is the one that you like. Okay. It just looks... Yeah. It looked more white just now. But yeah. This is... It's got a greenish... The green door. Yeah. I like that. I like that. And we can kind of play with the colors, tones, and everything. Right. I like that. But this... If we like this type of vibe, then we can go forward with that. I love it. Okay. I love the way it looks. Right. That's what I said. Because the project is such a great project. It really doesn't matter about the color unless you put like kooky yellow. Right. Yeah. They're all compatible with the artist style. Right. And that's what we tried. Yeah. Just don't make it yellow. No, no. We won't. We'll go with this color scheme. And we had a few different renditions, too, because we were trying... Originally, the design was a little more like the Hatcher building, which we didn't want that kind of squared off. We really wanted something that had the pitched roof and the more little architectural details, which is how we landed on this style. So, it went through some renditions, but... I didn't consider Syracuse orange. Ew. It's true. This is great. Thank you. That block doesn't need any orange. All right. We got... We have our input. So, we're going to go forward with this. I used to have this house on that street. I mean, sure, when it was purple. He had this purple house. We didn't pick any purple. No, that's funny. We used to be purple. That's funny. Okay. You can always tell this house. Because he's running purple. I don't either. So, that's all we needed was just the board input. We don't need a vote. We just wanted to get the... I'm so excited. So, we're ready to go. We'll update you all as we go along with the townhouses as well. But this one will be going through for site plan soon. Okay. Thank you. I'm very easy to excite. And that's what happened with the blue. I saw it on this kind of a screen first as opposed to that. Right. So, yeah. It looks beautiful. Yeah. It looks different. Yeah, it does. Well, I wanted to recognize that our chair is being honored at the African diaspora this weekend. So, I just wanted to say congratulations. She is. She is. And along with a few others in our community. I know. So, congratulations to her. Also, Spady Museum, Reverend Dawkins. There's a few other of our locals and in Boynton Beach officials that are getting recognized. So, I just want to say congratulations in advance for that as the first thing. Another thing I wanted to bring up, I do have a couple slides, but there's something not on there I wanted to mention. So, at the end of the last meeting, there was a comment about a property that Sarah Selsner came in with many people for public comment about properties that we own near some of hers. So, I'd commented that we were going to have a conversation. She had offered some properties to trade potentially for our property. So, what I'd suggested, because we typically don't just trade properties necessarily, if we have something that we would like to go after to complete an assemblage, we've done that in that scenario, but it's not something that we typically do. So, my thought was that maybe we could, if the board's interested in considering a revocable license, that's something where they could use the property to see if they could make what they're trying to do work. If you recall, they're trying to build some sort of outdoor space with a fruit farm. Some food trucks or some kind of food aspect of it. Garden. Garden, yes, that they're trying to build. So, I wanted to find out if that is something the board would like to consider at the next meeting, just to see if you want to consider that subject, a revocable license for that space. I would. I think so. I'll be in support of that. Okay. Okay. So, we'll do that. There's a valuable piece of property, though, to dedicate to a... It's RM, and there's actually two pieces of property next to the parcel that she owns that we were trying to purchase, potentially, that is for sale. So, it's in the first block of Atlantic Avenue. So, which is why we thought a revocable license would be an interesting option to see if they could use it for a temporary period of time to see how this thing works out. But we would still technically own the property. Because we don't want to do a rest of development for the rest of the street. That's the... And the property that you're trying to buy, her property is in between that? Yes. Yes. So, and again, I just thought if we could bring it up as a... If your board is interested, we can bring a whole presentation and show you the entire corner. It's basically Northwest 6th and 5th. There's a little pocket that's forming there. So, we can show you parcel by parcel what's going on to see if we want to consider this type of use. But it is RM. That is the use by code. Okay. The zoning. Would you rather meet with us individually to do that? We can. Do we want to do that? I mean, it's totally however you want to do it. Well, we'd have to bring the revocable license on the agenda anyway. So, if we wanted to meet separately, I can show you all in advance of it. And then... Then we won't have to see your presentation. I think my colleague's trying to avoid a presentation. We're just trying to get you to have the record. That's fine. But no. However... Yeah. I mean, what we can do is bring the subject of a revocable license onto the next agenda and show the map and see if we want to consider that as an option for this parcel. And if we do, we'll go... You can give us direction to do the revocable license. It's a standard document. I believe we have... I'll have to see what the last one we've done. But we did one for a property on Northwest Fifth Avenue a couple of years ago. So, we have a standard document. All right. Oh, and Black History Month. Just wanted to recognize that. We're closing it out towards the end. And I already mentioned that our chair is getting recognized for something this month. So, congratulations. Next is we just issued a call to artists for a mural that will be on 95 Southwest Fifth Avenue. This is the property that we're trying to attract a hopefully medical office. There's three great spaces in here that are ready to build. So, for those listening out there, we are still looking for medical doctors type services to come into this building. So, we have an open application on our website. But part of the design was to have a mural right in this block right here. So, yeah, we just issued the call to artists. We had a meeting about it yesterday with the art community. We had quite a bit of interest in it. So, we're really excited about this. And we're going to keep sharing the information. The intent is to have something with frogs and to pay homage to Frog Alley. So, that's all incorporated. Whoever comes in has to be able to reflect that in their artwork. So, we're excited about this. And next is our CRA Social, which is going to be on March 4th at the Edmonds-Baines Building. So, please come out, share information, of course, about our projects and what we're doing. We're trying to have a little bit of a focus on commercial businesses. I recently presented at a DDA board meeting. And one of the board members expressed interest in some of the businesses in his community, having questions about things that we're doing. So, we'll see. We invited them all to come. So, this might end up being more of a business community focus, which will be great. Otherwise, we still have all the information about our projects. We'll be showcasing the townhouses as well with the commercial unit with the new picture that our new painting, paint colors that we chose. All right. And next, this is the William Hatchers Building. Harvey Insurance Solutions will be having a ribbon-cutting ceremony on Wednesday, March 18th. We just recently reached out to you all about this, where he's really excited. This has been a very long time coming. As you know, Chris has been working in our community in different places, really working really hard, pining the ground to get his business up and running. And now, he's in this great space with William Hatchers. So, we're very, very excited for him. So, this will be at the William Hatchers Building, 26 Northwest 6th Avenue from 5 to 7 on March 18th. And then the next thing is, so we only had a March meeting schedule. We usually don't schedule meetings until after the organizational meeting. But we saw that there is our April meeting scheduled for City Commission. So, we wanted to schedule a board meeting for us on April 28th. I know there may be one conflict for meeting dates. So, we just wanted to pose this and put that out there that we're trying to schedule an April meeting. The tentative date is the 28th, but we'll work with you all individually to confirm an alternative date. When is the March date? March is the, let me see, I think it's the 26th. Yeah, it's the end of the month. No, it's the 24th. 24th. Yes. Which we'll have a lot on there. So, we would like to make sure everyone is available for that meeting. Yeah. So, the 28th of April? Yes. And then we'll schedule the rest of the meetings after the city schedules the commission meetings. Yeah. Oh, and the work, yes, exactly. We have to kind of get our meetings.
